Why do some People sell to investors?

The biggest reason many people sell to investors is the flexibility and fast closings offered by companies like Olive Tree. Need to sell your home quickly? No problem, we aren’t waiting to sell a home before we can purchase yours. Does your house have issues you can’t afford to fix? We will buy your home as-is. Need to sell but can’t move right away? We can close on your schedule! Olive Tree Properties will work with you to find a solution to your unique situation!
What if my home has Structural or serious cosmetic issues?
We work with a number of professional contractors that can restore and repair most any home, regardless of the condition. While these may affect the sale price of the home, our “Cash, As-Is” offer is not dependent on the seller making repairs, passing inspections, or hitting appraisal targets.
Is your offer really a “Cash” offer?
Oftentimes, yes! Other times, we may secure financing from our network of private funders and investors who are interested in earning a great return while supporting the development and investment in Fort Wayne. For you, the seller, it means our offer isn’t contingent on bank approval. Our offer stands, and if you accept it you can trust we will close!
How fast can you close?
While every deal is a little different, we can generally close in as little as 2 weeks as long as there are no significant concerns. In unique situations we may require a little more time to deal with title work, or getting additional construction bids to complete our offer. Need to close later? No problem! Since we aren’t moving into your home, we can work with your scheduled move out.
I have heard of seller financing. What is that?
If you have equity in your home, or if you own it outright, you have even greater flexibility in your deal with Olive Tree Properties. Instead of us paying another investor interest to purchase your home, you can be the bank! Olive Tree Properties will structure the deal so that you hold a loan against your current property and you will get paid the sale price over time, plus interest! Even better, this structure may even help you avoid certain taxes if your home has improved in value, though you should consult your tax expert on whether this added benefit applies to you.
Are there any homes you won’t look at?
